Home Warranty

A home warranty can be an important part of your home buying.  By having a home warranty it will give you some coverage during the first year that you own a home.

In most cases a certain amount has been set aside for the buyer for their first year in the home. If you decide that you want more comprehensive coverage that is also available and you can add the coverage to be paid for at close of escrow. After the first year it is up to you if you decide to renew the warranty.

The standard coverage will usually cover the basic items such as dishwashers, garbage disposals, compactors, cook tops, microwaves, ceiling, exhaust fans, pipe leaks, drain stoppages, toilets, shower valves, garage door opener units, heating, air conditioners, electrical, and more.

More comprehensive coverage will add washer/dryers, refrigerators, pool, spas, water softeners, septic tanks, well pumps, and more.

*If your air conditioner unit uses R-22 refrigerant, please contact your home warranty plan to inquire about the coverage for R-22 that will be included in your home warranty plan. Not all home warranty plans cover R-22 refrigerant refill for your air conditioner. R-22 can cost up to $100 per pound and require 5lbs+, estimating hundreds of dollars. You could need a full or partial replacement. You should inquire with home warranty companies to see if they cover R-22 replacement for your air conditioner.
